| 2. Will my rent increase each year? Most years there will be a modest rent increase to keep up with increased property taxes, insurance, maintenance fees, and comparable market rental rates. We strive to keep these increases as low as possible and to communicate well in advance so out Tenants can plan accordingly. |
| 3. Why do you use Cozy? Cozy is a rental service that simplifies rental applications, rent collections, and communication between tenants and landlords. The service is free for both tenants and landlords. The only fee is to 3rd parties for background and credit checks for rental applicants. Paying rent on Cozy is free if done from a bank account. Cozy allows for credit card and debit card payments as well, which does come with a 2.75% processing fee. One major advantage of Cozy for tenants is that Cozy can report your rental payments to credit bureaus so you can build your credit just by paying your rent on time. |
| 3. Will the credit check on Cozy hurt my credit score? With Cozy, you are the person requesting your credit report. This results in only a "soft inquiry" on your credit report, and does not negatively affect your score. |
